Terms & Conditions:

CHECK IN TIME - Check in time begins at 3:00 p.m. While we make every effort to have your cabin ready promptly, during peak season, there may be a slight delay and your patience is appreciated. Check out time is 11:00 a.m. No exceptions, please. An additional night stay may be charged for late check outs.

LOCK BOXES/KEYS - During the week prior to your arrival, you will receive an email containing detailed driving directions and security / lock box codes for your cabin. If you do not receive the email within 3 days of your arrival, you may call our office at 877-464-3336 between the hours of 9:00 AM and 10:00 PM. This lockbox code will not be active until 3:00 PM on the day of your arrival. The key will be inside the lock box. The key MUST remain in the lock box at all times when the key is not being used. There is a $100 fine if the key is not found in the lock box at any time and/or lockbox is broken or damaged. Guests may incur additional service call charges if housekeeping or maintenance personnel are unable to enter the cabin because the key was not in the lock box.

PAYMENT - 50% of your total stay is charged to your credit card the day the reservation is made. The remaining 50% is automatically charged to your card 10 days prior to your scheduled arrival date.

CANCELLATIONS - Cancellations made 30 days or less in advance of scheduled arrival date will be charged the full amount of the deposit, no exceptions. If cancellations are made more than 30 days in advance of scheduled arrival date, any deposit paid will be refunded less a $75 administrative fee.

REFUNDS - Our properties are privately owned. Descriptions, bed sizes, amenities and names of cabins are subject to change without notice. Your cabin will be inspected prior to your arrival to ensure that all equipment is in good working order. In the event of a mechanical failure, we will make every effort to have all reported malfunctions corrected as promptly as possible. We will not be obligated to give replacements or refunds in the event of failure or absence of any item including firewood, or for any public utility including telephone or television service. No refunds will be given due to early departure. This includes departures due to inclement weather and/or road conditions. You are responsible for the entire booking once your reservation has been made.

NO STUDENT GROUPS OR HOUSE PARTIES OF ANY KIND- If guests are found to be having a party in any of our cabins, everyone will be asked to vacate the premises immediately. No refunds will be given. Weddings, wedding receptions, or any event that exceeds occupancy limits at any time of day or night require special permission.

MAXIMUM OCCUPANCY - Local fire codes and septic systems have established maximums for all cabins. Adherence to these maximums is required.

FINANCIAL RESPONSIBILITY - Guests assume full responsibility for all damages, excessive cleaning charges or any missing or ruined items including linens and towels. Please read the departure instructions in the cabin. If these procedures are not followed an excessive cleaning fee will be charged.

PET POLICY - Our cabins do not allow pets. If evidence of a pet is found in our cabins, a cleaning fee of $150 will be assessed in addition to any other actual damages incurred due to the presence of pets.

SMOKING POLICY - Our cabins do not allow smoking. If evidence of cigarette or other tobacco products is found inside  our cabins, a fee of $150 for fumigation will be assessed in addition to any other actual damages incurred due to the use of tobacco products.

HOT TUBS AND COVERS - Hot tubs will be inspected after each rental. If any items such as food, alcohol, soaps or bath products, etc. are found in the hot tub, you will be charged an excess cleaning fee of $150. Damage to any cover will result in a $350 charge. Covers should remain on the hot tub at all times when not in use. Chemicals and mechanical devices used in hot tubs may damage jewelry or personal items. Guests assume full responsibility for all items taken or worn in hot tubs. We do not assume any responsibility/liability for physiological reactions related to hot tubs and/or hot tub use. Guests will use hot tubs at their own risk.

INDOOR JACUZZI(S) - Jacuzzis will be inspected after each rental. If any items such as food, alcohol, soaps or bath products, etc. are found in the Jacuzzi, you will be charged an excess cleaning fee of $150. WATER DAMAGE to any FLOOR will result in a $350 charge.

FIREPLACES - From May 1 through October 1, fireplaces can NOT to be used. They are sealed and will result in smoke damage to the cabin.  Please adhere to this policy. If you are staying with us during the time when fireplaces may be used, please be aware that although we supply firewood as we can, this remains the guests’ responsibility if the firewood rack is empty. Please notify us if there is no firewood in the rack or if it is low and we will try, but not guarantee, delivery.

DRIVING CONDITIONS - Mountain roads can be tough at any time of the year. We do not guarantee any road surface conditions. Most roads in our area are well maintained, but are curvy and steep. Some cabins may have gravel drives or roads. While these roads are routinely maintained, they may be bumpy at times. In the late Fall, Winter, and early Spring it is not uncommon to occasionally have hazardous road conditions. It is strongly recommended that all guests staying during these seasons have four-wheel drive and/or chains. Winter road conditions and maintenance are not guaranteed. We do not refund due to road conditions. You are responsible for your transportation. We cannot provide any transportation for guests nor are we responsible for any towing charges you may incur during your stay.

EMERGENCY NUMBER - This is not for medical emergencies.  You will find our number on your confirmation email and it is also listed in your cabin. Please feel free to call us at any time.  We are interested in your rewarding experience.

ADDITIONAL PAYMENT AUTHORIZATION - By agreeing to these terms and conditions, you hereby authorize Eden In The Smokies to charge your credit card for any additional charges as outlined in this document.
